J. Chris Ely, CPA, President and Owner of One Madison Management Corp., directs and oversees the management services provided to our family of residential communities. When you hire OMMC to manage your community, you deal directly with the President. Chris attends your board and unit owner meetings, responds to board and unit owner inquiries, as well as emergency situations, oversees your finances and budget processing, and keeps his finger on the pulse of your property's management at all times.   • Transition coordination from developer or current managing agent
  • Establishment of a financial accounting, budgeting, and reporting system that provides board members with timely, meaningful information
  • Review of governing documents, rules and regulations, policies and procedures, and meeting minutes, to become familiar with your association's operation
  • Attend board and unit owner meetings and coordinate the preparation of all necessary documentation
  • Determine property maintenance requirements, and capital project plans, and oversee the necessary bidding process
  • Direct reserve study preparation and updates, as necessary
  • Coordinate all contract and professional services provided, ensuring quality control at all times
  • Preparation and enforcement of necessary rules and regulations
  • Provide 24 hour / 7 day per week emergency response services
  • Most importantly, be responsive to the needs of board members and unit owners at all times
